Predrywall Inspection
Inspection of structure, plumbing, electrical, ductwork, etc. before drywall installation.
Most of these areas will not be visible after drywall is installed and hidden deficiencies may lead to later problems.
New Home Final Inspection
Standard home inspection plus cosmetics. Typically, cosmetic deficiencies in new construction are also marked with blue tape. The inclusion and marking of deficiencies like paint drips, paint sags, mismatched paint, stains, uninstalled components, etc, in the inspection can make for a much more detailed and time-consuming inspection and report. Therefore, new home inspections are not less expensive than pre-existing home inspections.
Warranty Inspection
Virginia new home vendors held to warrant the vendee that the construction is free from structural defects and constructed in a workmanlike manner. The requirements are vague and left to interpretation. Each builder is different; one tries to do everything, one won't do anything, and most fall somewhere in between.
